The Baldwin County's housing market displayed varied trends in July 2024, with notable differences between submarkets. According to the Baldwin REALTORS® Multiple Listing Service (MLS) report below, the Resort/Island-based submarket saw a reduction in both Average Days on Market (DOM) and Closed Sales compared to the previous year. Conversely, the Traditional Residential submarket experienced a longer duration of listings on the market but reported an increase in Closed Sales from July 2023.
ROBERTSDALE, Ala. – While Baldwin County home prices continued to rise from the previous year, submarkets responded differently. Baldwin REALTORS® Multiple Listing Service (MLS) reports that the Resort/Island-based submarket saw year-over-year decreases in Average Days on Market (DOM) and Closed Sales. Oppositely, the Traditional Residential submarket experienced listings spending more days on market but also more closed sales in comparison with July 2023 statistics.
In the Resort area of Baldwin County (all of Orange Beach, Fort Morgan, and anything in Gulf Shores south of Canal Rd/180), average sales price saw a 8.2% increase from July 2023, resulting in an average of $759,693. Listings spent significantly less time on the market at an average of 87 days, compared to 122 days the previous year. Additionally, a decrease was reported in Total Closed Sales as 127 properties sold in July 2024, compared to 187 in July 2023.
In Baldwin County’s Traditional Residential area (all other residential property in Baldwin County not located in the Resort area), the average sales price experienced a 6.3% increase from July 2023 at $413,712. Properties stayed on the market longer with an average of 63 days, which is 12 more days than the average a year ago. Total Closed Sales also reported a gain of 44 properties at 483 properties sold.
