Baldwin Real Estate Trends Mixed In September

Resort Property Sales Dip While Traditional Homes See Price Increase

The real estate market in Baldwin County is showing signs of change, according to a recent report from Baldwin REALTORS® Multiple Listing Service (MLS). The report reveals that properties are staying on the market longer compared to last year, and there has been a decline in the number of closed sales.


In Baldwin County's resort areas, which include Orange Beach, Fort Morgan, and parts of Gulf Shores, the average sales price declined by 6.8% to $682,158 in September 2023. Properties also took longer to sell, staying on the market for an average of 71 days, compared to 52 days in September 2022. Additionally, the number of closed sales decreased, with 143 properties sold this September compared to 184 in the same month last year.


Conversely, in the county's traditional residential areas, the average sales price increased by 3.9% to $389,357. Properties in these areas stayed on the market for an average of 48 days, 21 days longer than last year. The report also noted a decrease in new listings and closed sales compared to September 2022.
