Despite a slight slowdown in the pace of Baldwin County’s housing market in October 2024, the region experienced continued growth in both property sales and average sales prices. According to data from the Baldwin REALTORS® Multiple Listing Service (MLS), the total dollar volume of properties sold in the county rose by $18.3 million compared to October 2023, driven by incremental price increases in both the Traditional Residential and Resort/Island markets. The county also saw a modest increase of 13 total property closings over the 2023.
The Resort area of Baldwin County (which includes all of Orange Beach and Fort Morgan, plus everything in Gulf Shores that is South of AL-180) reported an average sales price for last month at $772,927 – an 8.6% increase from the previous year. Listings spent an average of 128 days on market (DOM) compared to 66 days in October 2023. However, Closed Sales decreased from 149 properties sold in October 2023 to 133 in October 2024.
Baldwin County’s Traditional Residential area (encompassing everything in Baldwin County outside of the Resort market) saw an average sales price increase of 6.1% in the year-over-year comparison – going from $408,110 in October 2023 to $433,085 this past month. Properties spent an average of 68 days on the market, which was 19 days longer than the year prior. Closed Sales also increased by 8% in this submarket of the county, resulting in 29 more properties sold than this month last year.
