Businesses Ask For Zoning Changes In Foley

Requests continue to come before the Foley Planning Commission for businesses along the recently extended South Juniper Street including a climate-controlled storage site plan on 3.64 acres located east of South McKenzie Street and south of South Juniper Street.

 

The commission will meet at 5:30 p.m. on Sept. 18th in council chambers at city hall. Staff will recommend approval of the request. Another request for a coin laundry site plan also located just east of the South Juniper extension on County Road 20. Staff will recommend denying the site plan.

 

In August, the owners of Doc’s Seafood came to the commission to begin preliminary work on having a new Doc’s location in Foley of the iconic Alabama Gulf Coast restaurant staple also along South Juniper Street.

 

Also in August, the commission received a rezoning request for a South Juniper Street multi-family planned unit development on 50.48 acres located east of South McKenzie Street and south of Miflin Road. The request is to change from extended business and planned development district to PUD and staff will recommend approval.

 

During the Sept. 18 meeting, the commission will also consider:

 

  • A request for a one-year extension for the Muscadine Place development at the northeast corner of County Road 20 and Hickory Street consisting of 38 acres and 182 lots. Staff will recommend approval of the request.
  • A request for a one-year extension for the Grasslands development east of County Road 65 and south of Dairy Lane consisting of 75.51 acres and 258 lots. Staff will recommend approval of the request.
  • A request for a one-year extension of the Begonia Avenue duplexes located South of West Begonia Avenue and west of Cedar Street on 33 acres. Staff will recommend approval of the request.
  • A request to resubdivide a lot located at 200 W. Orange Ave. and staff will recommend approval of the request.
  • A request for a minor subdivision in the LaCoste Subdivision located on 31.03 acres west of County Road 65 and south of U.S. Highway 98 in the Foley planning jurisdiction. Staff will recommend approval.
  • A request for a minor subdivision of 13.54 acres located in the southwest corner of the U.S. Highway 98 and Foley Beach Express. Staff will recommend approval.
  • A request from Andover Lakes to modify its planned unit development located in the southeast corner of County Road 32 and Bucolic Lane in the Foley planning jurisdiction. The parcel is 90.67 acres and would consist of 279 lots. Staff will recommend approval.
  • A request to rezone 9.14 acres south of East Peachtree Street and east of North McKenzie Street from single-family residential to planned unit development. Staff will recommend approval with conditions.
  • A rezoning request from the Nickel Creek Development for 6.72 acres located north of East Pride Blvd. and west of South Juniper Street. Developers want to change the extended business zoning to townhouse residential. Staff will recommend denial of the request.

Orange Beach Town Hall

The Orange Beach Town Hall Meeting was held this week and covered a wide range of topics, from celebrating student achievements to discussing infrastructure improvements and addressing concerns about the city's future growth and character. The meeting kicked off with special academic recognitions to Paige Lipkey and Emory Adam Pate. Noting Paige's perfect score on the ACT test, and Emory's win of three first-place ribbons at the 4th annual Island Special Olympics.
